Das f\u00fcnfgeschossige, voll unterkellerte Mietshaus in Holzhybrid-Bauweise entsteht auf der Fl\u00e4che eines bisherigen Parkplatzes. Der sehr begrenzte Raum \u2013 bewohnte Geb\u00e4ude grenzen direkt an \u2013 erfordert besonderes vorausschauendes Geschick bei Einrichtung und Betreiben der Baustelle.<\/p>\n<p>Planungsaufwand sowie Kosten konnten jedoch dank der zeit- und ressourcensparenden Anbringung der seriell vorgefertigten Holzfassade am Stahlbetonskelett deutlich reduziert werden. Die hohe Effizienz der Bauarbeiten zur Nachverdichtung im urbanen Umfeld ist auch darauf zur\u00fcckzuf\u00fchren, dass alle Arbeiten des FQ1 Projektes F\u00dcRstenried West nach Lean-Construction-Methoden gemonitort werden.<\/p>\n<p>Die Nachhaltigkeit des F\u00fcnfgeschossers, der Platz f\u00fcr 18 Wohneinheiten sowie im Erdgeschoss f\u00fcr gewerbliche Nutzung bietet, wird durch den Bau einer Photovoltaik-Anlage auf dem Flachdach sowie durch die Kombination dezentraler Wohnungsstationen mit einer zentralen L\u00fcftungsanlage gew\u00e4hrleistet.
